Self Build Costs

We’re often asked the question,
‘How much does it cost to build a house?’

Its a tough question to answer without a lot more knowledge regarding your plans, the location, the plot, your desired specification and how you intend to manage the project.

However, we can give you ballpark figures based on a price per square metre.

If you intend to manage the project yourself and employ the various trades directly rather than via a main contractor you can expect to pay between £1,500 and £1,800 m/2.

Where you’re employing a main contractor, That price will rise to between £1,800 and £2,500 m/2.

These figures do not include the cost of the land or landscaping.

To reiterate, these are ballpark figures. We’ve seen customers build for under £1,000 m/2 and others for well in excess of £2,500 m/2

We may not be able to accurately predict the cost of your Self Build, but in the spirit of openness, we like to list our pricing right here on the website.

Where required, conversion of your own drawings to CAD format

(In order to avoid this, when instructing an Architect or Technician, be sure to ask them if they will release the CAD files upon completion of their work)
